Franklin Manor sits on the historic blocks between Rittenhouse Square and Washington Square — brick sidewalks, globally acclaimed restaurants, Independence Hall and City Hall all within an easy walk of the front door.
The setting

Our block belongs to the stretch of Center City that every Philadelphian has pleasantly walked across. Head east and you reach Washington Square, Independence Hall, and Old City. Head west and Rittenhouse Square is minutes away. In between: Antique Row, the Kimmel Center, Jefferson Hospital, and some of the most talked-about local shops in the country.

Swings on Broad Street
The city is installing public swings along the Broad Street sidewalks a short walk from us — an invitation to stop, sit, and treat the street as a place to take a moment to admire rather than a corridor.

Greener blocks and tree plantings
Your Association has planted flowers in the street level window boxes and is working with street-tree planting organisations to keep the historic block shaded in Summer.

Sidewalk dining and open streets
Permitted streeteries and weekend car-free stretches turned Center City sidewalks into the neighbourhood's front porch.

Historic square restoration
Ongoing improvements to our building shutters embracing historical functions and styles, and completed thoughtful smart tech and security upgrades at our entrance keep our residents comfortable. Many residents make use of the optional entrance face scan or phone unlock features.

A rooftop garden with a view of the whole city.
Franklin Manor's rooftop looks out over Philadelphia's skyline, where the city's oldest brick façades sit beside its newest glass towers. An Olive tree and a Juneberry share the space with potted flowers and herbs that move through the seasons.
A large shaded table gives residents room to work on a laptop or share a meal outdoors, while two lounge chairs nearby are set aside for reading, resting, or an afternoon nap in the sun.

13th Street cafés and restaurants draw reviews from international critics — and they are a walk away, not drive.
Independence Hall
The birthplace of the Constitution, a handful of minutes east on foot. The history here has impacted several countries development, tourists visit every day from almost everywhere. Visitors often see people in historic dress handing out informational brochures.
Rittenhouse Square
One of the city's most beloved parks, with its shops, international banks, and cafés, sits just to the west.
Antique Row
Pine Street's dealers, galleries, and framers are our commercial back garden. We sit along Pine & 12th Street.
